Gathering your paperwork ahead of time is the single best way to keep your mortgage moving quickly. Use this checklist as your guide — every borrower is different, so your loan officer may request more or less depending on your situation. Identification

Confirms who you are and your right to borrow.

  • Government-issued photo ID (driver's license or passport)
  • Social Security number or card
  • Permanent resident card or visa (if applicable)

Income & Employment

Shows lenders how you earn and how stable it is.

  • Pay stubs covering the last 30 days
  • W-2 forms from the past two years
  • Federal tax returns from the past two years
  • For self-employed: 1099s, profit & loss statements, and business tax returns
  • Proof of additional income (bonuses, commissions, Social Security, pension, child support)

Assets & Bank Statements

Verifies funds for your down payment, closing costs, and reserves.

  • Bank statements from the last two months (all pages)
  • Retirement and investment account statements (401k, IRA, brokerage)
  • Documentation for any large or non-payroll deposits
  • Gift letter and donor bank statement (if using gift funds)

Property

Details about the home you are buying or refinancing.

  • Fully executed purchase agreement (for a purchase)
  • Homeowners insurance information or quote
  • Most recent mortgage statement (for a refinance)
  • Current property tax bill and HOA details (if applicable)

Additional / Situational

Extra paperwork that applies to some borrowers.

  • Divorce decree or separation agreement
  • Bankruptcy discharge or foreclosure documentation
  • Rental or lease agreements for investment properties
  • Letter of explanation for credit or employment gaps
